- Confirm with the city. From October 1, 2026, lots of 11,000 sf or larger with a house have a statewide detached path.
- Size
- Per Syracuse ordinance. The 2026 state floor prevents a cap except that the ADU cannot exceed the primary dwelling.
- Parking
- Varies by bedroom count. Plan for at least one additional stall.
- Owner occupancy
- Owner occupancy is required. The deed restriction runs with the land.

- Long-term occupancy. Confirm short-term rental with the city — it is restricted in most of Davis County.
