Syracuse

Detached allowed

Internal and detached accessory dwellings are allowed. A recorded deed restriction is part of the city’s process. Parking scales with bedroom count.

Internal ADU
Permitted, subject to the city’s ADU ordinance and a deed restriction.
Detached ADU
Permitted. Confirm current size, setback, and coverage limits with Syracuse Community Development.
Lot
Confirm with the city. From October 1, 2026, lots of 11,000 sf or larger with a house have a statewide detached path.
Size
Per Syracuse ordinance. The 2026 state floor prevents a cap except that the ADU cannot exceed the primary dwelling.
Parking
Varies by bedroom count. Plan for at least one additional stall.
Owner occupancy
Owner occupancy is required. The deed restriction runs with the land.
Rental
Long-term occupancy. Confirm short-term rental with the city — it is restricted in most of Davis County.
Design
The lot must keep a single-family appearance. We design entry, parking, and the relationship to the main house together.

Notes

Budget time for the deed restriction to be drafted and recorded.

West Davis cities have been updating codes — we read the current text, not last year’s handout.
