Internal units are staff-approved. A new detached ADU is a conditional use before the Administrative Committee. Size, lot, and footprint caps are specific — and the statewide floor on 11,000 sf lots arrives October 1, 2026.

- Yes, by staff review. The house must remain a single-family dwelling from the street.
- Detached ADU
- Currently a conditional use. Typical local range is 350–1,250 sf on a lot with at least 8,000 sf of buildable area. Accessory-structure footprint is often capped at 10% of the lot (15% with a conditional approval).
- Lot
- Local practice: about 8,000 sf of buildable area for a detached unit. From October 1, 2026, lots of 11,000 sf or larger with a house must be able to take a detached ADU as a permitted use.
- Size
- Detached units are commonly held between 350 and 1,250 sf under current code. After October 1, 2026, a city may not keep a fixed cap except that the ADU cannot exceed the primary dwelling.
- Parking
- One additional off-street stall for the ADU.
- Owner occupancy
- Required. A deed restriction is recorded at the county.
- Rental
- Long-term occupancy is the default. Short-term rental is allowed only with a separate STR permit — unusual in Davis County.
- Design
- No separate utility meters. Entry and appearance must read as a single-family lot, not a duplex.
