Detached allowed in single-family zones
The largest city in Davis County. Accessory dwellings are permitted in all single-family residential zones. A city permit is required. Short-term rental of the ADU is not allowed.

- Detached ADU
- Permitted in single-family residential zones. A permit is required to establish the unit.
- Lot
- Confirm the zone and lot with Layton Community Development. From October 1, 2026, lots of 11,000 sf or larger with a house have a statewide path to a detached ADU.
- Size
- Set by Layton City Code §19.06.300 and the city’s ADU handout. The unit cannot exceed the primary dwelling under the 2026 state floor.
- Parking
- Per ordinance, in addition to parking for the main house.
- Owner occupancy
- Owner occupancy is required.
- Rental
- Short-term rental of the ADU is not permitted. Long-term occupancy only.
- Design
- The property must keep a single-family appearance. Side or rear entry is the usual path.
