Detached not in local code yet
West Bountiful currently allows internal accessory dwellings and states that detached ADUs are not permitted. Senate Bill 284 requires a detached path on 11,000 sf lots beginning October 1, 2026.
- Internal ADU
- Permitted. No separate utility meters. Parking lost to a garage conversion must be replaced on site.
- Detached ADU
- Not currently permitted under city code. From October 1, 2026, lots of 11,000 sf or larger with a house must be able to take a detached ADU as a permitted use. Confirm the implementing ordinance with planning.
- Lot
- Internal: confirm; 6,000 sf is the usual state-allowed minimum. Detached (from Oct 1, 2026): 11,000 sf or larger.
- Size
- Internal: no state size cap. A future detached unit cannot exceed the primary dwelling.
- Parking
- One ADU stall. Replace parking if a garage is converted.
- Owner occupancy
- Required. You cannot rent both the main house and the ADU as if neither were owner-occupied.
- Rental
- Long-term occupancy. Confirm short-term rental with the city.
- Design
- Keep a single-family appearance. Same utility service as the house.
