West Point
Detached allowed on 10,000 sf lots
West Point publishes a dedicated ADU chapter. Internal and attached units start at 6,000 sf lots. Detached units start at 10,000 sf, with size, setback, height, and fire-access rules written in the code.
- Internal ADU
- Permitted on lots of 6,000 sf or larger. No local cap on habitable area. Must meet Utah Code §10-9a-530.
- Detached ADU
- Permitted on lots of 10,000 sf or larger, on a permanent foundation, similar in appearance to the house. No basement. Not a mobile home, RV, or shipping container.
- Lot
- Internal / attached: 6,000 sf. Detached: 10,000 sf. Statewide floor of 11,000 sf still applies from October 1, 2026.
- Size
- Detached: 650 sf maximum on lots under 12,000 sf; 800 sf on lots 12,000 sf and larger. Attached: 50% of the primary habitable footprint, not more than 800 sf. After October 1, 2026, a fixed cap may have to yield on qualifying lots except that the ADU cannot exceed the primary dwelling.
- Parking
- Internal and attached: one off-street stall. Detached: two off-street stalls — watch the 2026 state parking cap.
- Owner occupancy
- Owner must live in the principal or accessory unit, with written exceptions for temporary absence (military, job, sabbatical, up to three years) and medical placement.
- Rental
- Thirty consecutive days or more. Short-term rental is not the path.
- Design
- Side or rear entrance. One bedroom and a three-quarter bath minimum, plus a kitchen. Same utility lines as the house. Ten-foot side and rear setbacks for a detached unit. Not taller than the primary dwelling. Fire hydrant within 500 feet of the front entrance; building not more than 150 feet from the public road.
