Ogden
Detached allowed, tightly sized
Ogden has the most detailed ADU ordinance in Weber County. Detached units are permitted, but they are small: 300–800 sf and not more than 25% of the rear yard. The house must keep a single-family face to the street.
- Internal ADU
- Permitted. New entrances go on the side or rear, not the front.
- Detached ADU
- Permitted. Not less than 300 sf and not more than 800 sf. Detached structures may not occupy more than 25% of the rear-yard area, counting other accessory buildings.
- Lot
- Rear-yard area often governs more than lot size. From October 1, 2026, lots of 11,000 sf or larger with a house have a statewide permitted-use path; local setbacks and coverage still apply.
- Size
- 300–800 sf for a detached unit under current §15-13-39. After October 1, 2026, a fixed cap may have to yield on qualifying lots except that the ADU cannot exceed the primary dwelling — confirm how Ogden implements that.
- Parking
- Two existing off-street spaces for the main house must remain. Tandem driveway parking is acceptable. No widened driveways or side-yard parking slabs for the ADU.
- Owner occupancy
- The property is the owner’s primary residence. On sale, the ADU permit is voided and the new owner reapplies.
- Rental
- Short-term rental of an ADU is restricted. Do not plan on nightly rental.
- Design
- Single-family appearance from the street. Side or rear entry. Height follows the residential zone (often up to 35 feet for the principal building).
Notes
The rear-yard 25% cap is the usual first constraint, not the 800 sf number.
