Hooper

Confirm detached with the city

Hooper is a western Weber city with larger lots than the older east-side towns. Internal units follow state law. Detached standards should be confirmed; many lots here will clear the 11,000 sf statewide floor.

Internal ADU
Permitted in most residential zones under House Bill 82.
Detached ADU
Confirm with Hooper planning. From October 1, 2026, lots of 11,000 sf or larger with a house must be able to take a detached ADU as a permitted use.
Lot
Lots here are often generous. 11,000 sf is the statewide detached floor from October 1, 2026.
Size
Per ordinance. The ADU cannot exceed the primary dwelling under the 2026 state floor.
Parking
Per ordinance, subject to the 2026 state cap.
Owner occupancy
Owner occupancy is typical. Confirm.
Rental
Long-term occupancy is the usual rule.
Design
Rural and large-lot patterns can support a quieter second building. We still design to the city’s setbacks and to the county health district for septic where it applies.

Notes

Ask early whether the lot is on sewer or septic. That changes the plan more than the ADU table does.
