Detached allowed
Farr West adopted a dedicated detached-ADU ordinance. Units are sized between 400 and 1,000 square feet, with a 20-foot peak-height cap in the published planning-commission text. Applications have included a public hearing.
- Internal ADU
- Permitted. Not on lots smaller than 6,000 sf.
- Detached ADU
- Permitted under the city’s DADU code. Minimum 400 sf, maximum 1,000 sf in the adopted text. Peak height 20 feet. Sufficient setbacks, utilities, and parking are required.
- Lot
- Not on lots smaller than 6,000 sf. Statewide detached path on 11,000 sf lots from October 1, 2026.
- Size
- 400–1,000 sf in the current DADU text. After October 1, 2026, a fixed cap may have to yield on qualifying lots except that the ADU cannot exceed the primary dwelling.
- Parking
- An off-street parking plan is required, subject to the 2026 state cap.
- Owner occupancy
- Owner occupancy is required. Long-term occupancy only (30 days or more).
- Rental
- Thirty days or more.
- Design
- The mayor’s public comments emphasize lot area, setbacks, utilities, and parking. Plan on a hearing so neighbors can comment.
